Q: How much will Palladium pay a broker that brings an investor to the table with cash to invest?
A: Palladium will pay a 3% commission on the cash tendered. Example: $500,000 invested, equals $15,000 paid to broker upon closing of Palladium deal.
Q: If an investor has cash to invest out of a 1031 exchange, how is that handled?
A: The client, through the 1031 exchange, will become owner as tenant in common with Palladium with a percentage ownership in the property being purchased. In other words, when the property is acquired, the deed will be to the client and Palladium (or another single property LLC) with a stated ownership interest for each.
Before the client and Palladium acquire the property, there should be a contract in place setting forth how the two parties will proceed. Later the client will transfer their interest in the property into a shareholder interest in Palladium.
Q: How does one trade out of Palladium when the property is sold?
A: Prior to selling the property, each owner in Palladium will be able to transfer their interest in Palladium into a direct ownership, as a Tenant in Common, in the property.
