Palladium Asset Management, Inc. was formed in 2004 to assist investors in the shared acquisition of real estate investment properties.
Palladium provides an ideal vehicle for investors not desirous of active involvement in the day-to-day management of property. Each project, carefully selected by Palladium Asset Management, provides a sound mechanism for high-net-worth investors to pool their capital, reducing their risk and exposure in the volatile real estate market.
All of Palladium's principals are currently employed in key positions at Bluestone & Hockley Real Estate Services. Each has first-hand experience in owning investment properties.
Palladium's investment plan calls for the formation of a Limited Liability Company to purchase a property and hold it for a period of seven years.
The LLC is structured to allow an investor to enter as an individual (includes husband and wife), Tenants in Common (TIC) or an LLC. Bank financing has been structured to allow for the existence of sub-LLCs within the structure of the umbrella LLC.
With any real estate investment there are a number of ways to create value.* Palladium Asset Management focuses primarily on:
- Cash flow income
- Appreciation of the investment
- Debt reduction over the seven year investment period reducing the mortgage balance
- Depreciation shelter (for those investors earning less than $150,000)
* Remember that if you choose not to do a 1031 Exchange upon the sale of the property, you will be responsible for capital gains as well as 25% of the depreciation recapture.
Palladium management evaluates the value of each property on an annual basis and reports to the owners. Once we have reached or exceeded our goals, the property will be placed on the market for sale.
Property insurance will have been purchased in the name of the LLC and in the name of the individual ownership interests as Additional Insured, so the members of the LLC will have insurance in place after the LLC is dissolved and through closing.
Palladium Asset Management will be responsible for choosing the management company for each investment property. Initially Bluestone & Hockley Real Estate Services will be hired to perform property management. Clifford Hockley and Elena Tangman-Wells have active roles in the operation of Bluestone & Hockley.
